Big-City Hotel Prices: When to Book in New York, London, Paris, Barcelona and Tokyo

Book a peak date three to six months out and a quiet one two to four weeks out, then watch the rate until check-in. Nightly averages run €186.40 in Barcelona, €212 in Paris, $188.50 in Tokyo, £244.50 in London and $334 in New York, before city taxes of up to €12 per person per night.

Those five averages come from five different sources covering different periods and currencies, so they are not a like-for-like ranking. What they fix is the order of magnitude. The table below carries each figure with the source and the period it was measured over, and the sections after it give the booking window, the peak weeks and the taxes for each city.

What a night costs in each city

Each city's peak costs far more than that city's own average: Barcelona's Mobile World Congress week ran 130% above its monthly average, and Paris in June averaged more than double its annual figure.

Two of these cities charge a per-person tourist tax that no booking site includes in the nightly rate, and New York stacks four separate charges on top of the room. Each is set out under its city below, because they move the real cost of a stay by more than most travelers expect.

When to book a hotel in New York

New York is the most expensive hotel market in the United States and, outside its fall peak, the one that punishes late booking least.

The citywide average daily rate reached $334 in 2025, against a US national average of $158.67.¹ It stays that high because the rooms are full: New York recorded roughly 85% occupancy in 2024, the highest of any top-25 US market, against a 63% national average.¹³ A market that full has little reason to discount.

The demand behind it is broad. The city drew 64 million visitors in 2024 and sold 38.1 million hotel room nights in 2025 across more than 124,000 rooms in the five boroughs.¹⁴ Manhattan's rate in 2025 sat more than 26% above its own pre-pandemic level.¹⁵ Enforcement of Local Law 18 from September 2023 cut legally operating short-term rental listings from roughly 38,500 to fewer than 3,000, and hotel rates rose about 6% over the following twelve months, around 3.5 times the national pace.²

The booking window

New York's average booking window is about 14 days, far shorter than the 30 days or more typical of resort markets.¹⁶ KAYAK found that booking within one week of arrival saves up to 26% against booking a month out for domestic city hotels.¹⁷

The fall is the exception, and it is a large one. September 2024 set a citywide record of $417 a night.² For September, October, Thanksgiving week and New Year's Eve, book early and book refundable. The cheapest stretch is January and February, when NYC Hotel Week puts participating properties on discount from late January into early February.³

Where the rate changes inside the city

Lower Manhattan recorded an average daily rate of $363 in the second quarter of 2024, the highest of any Manhattan submarket, with RevPAR up 9.6% year over year. Midtown South posted RevPAR of $287 in the same quarter, and Midtown East grew 5.1%.¹⁸ Outside Manhattan the supply picture has changed completely: outer borough room inventory tripled from 9,000 to 27,000 rooms, with Brooklyn alone growing more than 500%.¹⁹

What the tax adds

New York layers four separate charges on a hotel room:²⁰

That is 14.75% plus $3.50 a night. On a $300 room it comes to roughly $47.75 a night, close to 16% of the advertised rate, and none of it appears in the headline price. The city collected $757 million in hotel occupancy tax in 2024, up 9% on the year before.¹⁹

When to book a hotel in London

London prices on the season rather than on single events, and the season is worth up to 40% of the rate.

The average daily rate hit £244.50 in the second quarter of 2025, with occupancy at 83.8% and RevPAR of £205.0.⁴ In February 2025 the average was £171.87, itself down 5% on the £180.89 of a year earlier.²¹ Industry data puts the swing at up to 40% between peak months and the first-quarter trough, and January carries the lowest average rate of the year.⁵

The demand under those numbers is steady rather than spiky. London took 21.7 million international visitors in 2024, third most of any city in the world, and they spent £17.29 billion, 10.1% above pre-pandemic levels.²²

The booking window

Three to four months ahead covers an ordinary date. For the summer peak of July and August, for December, and for the event weeks (Wimbledon in late June and early July, the London Marathon in April, and the February and September Fashion Weeks), book six to nine months out.²³ Mid-range central properties are what fills first in those windows.

The levy that is not here yet

London charges no visitor levy today, and that may not hold. The UK Government ran a formal consultation on an Overnight Visitor Levy in England from November 2025 to February 2026.²⁴ Edinburgh is already ahead of it: a 5% charge on accommodation applies from July 24, 2026, capped at five nights per stay.²⁵ If a London levy is announced after you have booked, a refundable rate is what lets you re-plan around it.

When to book a hotel in Paris

Paris is priced by its events calendar, and a single trade show can push the citywide average to more than double its annual figure.

The citywide average daily rate was about €212 a night across 2025.⁶ In June, the peak month, the citywide average reached €514.⁷ The same source records June 2025 occupancy at 86.3% with RevPAR of €443.72, up 17.5% on June 2024; €595 during the Eurosatory defense expo in June 2026; and 93.3% occupancy on New Year's Eve 2025 with rates approaching €586.⁷

Supply is not the constraint. Greater Paris has 2,184 hotels and roughly 133,000 rooms, serving 37.4 million tourists in 2025.²⁶ At the top of the market, luxury properties charge €1,000 or more a night in peak season and are known to drop 40% or more in the quiet months.⁸

The booking window

Three to six months ahead is the reliable window, worth 20% to 30% at higher-end properties against booking within a few weeks of arrival.⁸ Four to six months is the realistic minimum for Fashion Week and the large trade shows. The Fédération de la Haute Couture et de la Mode published these 2026 dates:²⁷

• Men's AW 2026–27: January 20–25
• Haute Couture SS 2026: January 26–29
• Women's AW 2026–27: March 2–10
• Men's SS 2027: June 23–28
• Haute Couture AW 2026–27: July 6–9
• Women's SS 2027: September 28 to October 6

The genuine off-peak windows are January to early March and November to mid-December.⁸ Waiting for rates to fall on their own is not a plan: French hotels grew RevPAR 4.93% year on year in the first half of 2025.²⁸

What the taxe de séjour adds

Every guest in a Paris hotel pays the taxe de séjour, charged per person and per night, and Paris raised it on January 1, 2026.²⁹

Children under 18 are exempt, and a regional surcharge applies on top of these rates.²⁹ Two adults staying five nights at a 4-star hotel pay €86 in city tax before the room itself, and no booking platform folds that into the nightly rate it advertises.

When to book a hotel in Barcelona

Barcelona's tourist tax doubled in April 2026, and one trade fair week costs more than double an ordinary night.

Hotels across the city averaged €186.40 a night in 2025 at 78% occupancy.⁹ Spanish hotels as a group grew revenue 6.9% in the first half of 2025.³⁰ That average hides one week: during Mobile World Congress 2025 the average daily rate reached €436.42 in congress week, a 130% premium over the monthly average, with occupancy at 95.3%.¹⁰ MWC falls in late February or early March. If your dates touch it, book as early as you can or stay well away from the Fira.

Summer is the second peak: mid-range hotels in central neighborhoods run €160–200 a night in July and August.³¹ January and February are the quiet months.

Where the rate changes inside the city

Gràcia, directly north of the Eixample grid, prices 20% to 40% below equivalent properties in the Gothic Quarter or central Eixample, and the metro closes the distance in about ten minutes.³² Supply in the center is tightening: Barcelona's tourist apartment licenses must be phased out by 2028, which pushes displaced demand back toward hotels.³³

What the tourist tax adds

Catalonia doubled its accommodation levy in April 2026, giving Barcelona one of the highest nightly tourist taxes in Europe.³⁴ The combined regional charge plus city surcharge, per person, per night:

• 5-star hotels: €12.00
• 4-star hotels: €8.40
• 3-star hotels and below: €4.00–7.40, by category
• Short-term rentals: €9.50

It applies to every guest aged 16 and over and is capped at seven nights per stay.³⁵ Two adults on a five-night 4-star booking pay €84; at a 5-star, €120. The city surcharge is scheduled to rise again, to €6.00 in 2027, €7.00 in 2028 and €8.00 in 2029.³⁵

When to book a hotel in Tokyo

Tokyo is the cheapest of these five cities on an ordinary night and the hardest to book on a peak one.

On JLL's cross-city comparison, which measures each market the same way, Tokyo's average daily rate was $188.50 against $249.90 in London, $238.10 in Singapore and $373.70 in Paris.¹¹ The gap is closing. Japan took a record 42.7 million international visitors in 2025, up more than 15% on the previous year,³⁶ and Japanese hotel rates rose 10.8% year on year in the first half of 2025 with occupancy at 91.22% in peak periods.³⁷

By month, July is the cheapest at around $197 a night and October the most expensive at about $243. That $46 difference is $230 across a five-night stay.¹² Outside the peak weeks the tiers are wide: capsule hotels at ¥3,000–5,000 ($20–33),³⁸ budget business hotels under ¥5,000 ($33), mid-range business hotels at ¥10,000–20,000 ($67–133), and luxury properties above ¥50,000 ($330).¹² Asakusa, the best-value central neighborhood, runs ¥9,000–16,000 ($60–107) for clean, well-rated rooms 15 to 20 minutes by subway from the main sights.³⁹

Cherry blossom season and Golden Week

These two windows are where Tokyo stops behaving like a cheap city. At peak bloom, a 4-star that costs $200 on an ordinary Tuesday reaches $400.⁴⁰ In 2025, budget chains normally charging around $45 a night were listing at $190 and above, more than four times the usual rate, and popular hotels in Shinjuku and Asakusa were already sold out by December for the following March.⁴¹ Golden Week, April 29 to May 5, is the other one: the run of national holidays puts domestic and international demand on the same nights.

The booking window

That December sell-out is the number to plan against. For late March and early April travel, the rooms worth having are gone roughly three months out, so book by the previous autumn and take a refundable rate. The bloom window itself moves by about two weeks from year to year and is not forecast until January or February, which is why the booking decision has to come before the certainty does.

A big-city rate does not stop moving once you have booked. All five of these markets reprice constantly, and the same room is often cheaper a few weeks later than it was on the day you reserved it, particularly outside the peak windows above.
